The Concept

Property Cashpoint can provide a seamless one stop shop for people wishing to sell their homes quickly. They source suitable properties from vendors seeking to either obtain an equity release or those who wish to sell their property outright. Some may wish to remain as long term tenants.

Our operation starts with our National Call Centre, which initially handles all enquiries. This team of dedicated sales professionals carefully screens all vendors who enquire to ensure that they are potentially suitable as clients for Property Cashpoint.

For those who have met our stringent criteria, our team will compile a comprehensive sales pack, in readiness for our franchise owner's visit to the vendor's property. This will contain the following:
  • Comparables for value and rent
  • Neighbourhood price range and trends
  • Recently sold comparables
  • Fact-find information about the vendor
  • Secured debt levels
Franchise owners will be working within their own exclusive postcode territory to source quality 'Buy to Let" investment property.

The main source for these properties will be estate agents. This will be achieved by visiting them and building long term working relationships. As a franchise owner you will be able to promote our service and products to estate agents and like-minded professional bodies. This in turn will motivate these service providers to put you in front of home owners who would like to sell their homes.

Franchise owners carry out an initial visit to check the property condition for suitable investment purposes by following our comprehensive fact finding systems and making an initial offer.

Once the property is accepted, the Property Cashpoint support team will then supply a 'Property Information Pack' in readiness of the franchise owner's second visit, where a sale is agreed in principle.

To support the franchise owner, all enquiries received direct to our inbound call centre, from national, regional and local marketing initiatives, will be pre-qualified and appointed.

Once an investor has agreed to purchase the house, Property Cashpoint will organise the legal paperwork, the contract and financing right through to completion. All this is overseen by an experienced team who will handle any queries between the vendor and investor. By keeping the whole process in one place, Property Cashpoint can often complete a sale in weeks rather than months.

The Company

Paul Clifton is the co-founder of Residential Investments, one of the UK's leading investment property sources.

With over 20 years of specialist property knowledge, primarily in the investment sector, Paul set about creating a company which would become the market leader, recognised for its ethical and open approach to property investment and client care.

Paul was aware that as 'property brokers' they had two principle business models to develop and merge. The vendor and the investor both had different needs and demands, yet were integral to each other if the company was to flourish.

The Property Cashpoint concept was first developed in 2008 and is a joint venture between Paul Clifton and Timon Shiner. With their combined experience and commitment to delivering a quality service to both investors and motivated sellers alike, Property Cashpoint has been set up to source properties for investors in residential properties.

Training and Support

Property Cashpoint provides our franchise owners with a comprehensive training agenda. Over a period of 15 days this training will cover all aspects of the Property Cashpoint franchise business. Our franchise owners receive a thorough induction into our marketplace, business operations, proprietary systems, and the proven marketing and sales strategies used by our existing buyers to great success. As well as training, a support team will assist in the launch of every Property Cashpoint franchise and provide ongoing support.

Start-Up Costs

Prospective franchise owners will be required to invest £19,675 + VAT for one Property Cashpoint franchise territory. This will include a full residential training course and field support, as well as all requirements necessary to operate the franchise.

A complete breakdown of both the investment requirement and the franchise package contents will be supplied to qualified applicants.

The Ideal Candidate

As both a career and management franchise business, Property Cashpoint provides Franchise Owners with an opportunity to apply their professional experience and business acumen to develop their own highly successful business.

No property purchasing experience is needed; however a background in Property or Direct Sales is of benefit. Franchise owners must have the motivation and capacity to learn the techniques and systems required to become premiere property negotiators.
