David Watt - Rentlocally Fife

For more than 20 years I have been a mortgage broker. I also source suitable properties for my clients to purchase and then refurbish these on behalf of my clients. In April 2014 I became a RentLocally franchisee, launching RentLocally Fife in June 2014.

By diversifying into Letting and Property Management I have been able to complement the services that I was already offering my clients. My buy-to-let clients were struggling to find well-operated letting agencies in the area and I felt that I could close the gap by offering them a better letting service myself. RentLocally provided me with the opportunity to establish a Property Management franchise that would give me the opportunity to grow and develop my own business while benefiting from expert support and the backing of an award-winning brand.

We currently manage 23 properties and I am on track to achieve the target that I set myself at the outset of 50 properties by month six. Looking forward, I aim to be managing 150 properties by December 2015.

Generating new business has been fairly straightforward, especially as I have a pre-existing client book in the area and most of my new clients come from word of mouth referrals. In order to offer the high standards of service associated with RentLocally, I work hard to ensure that all the letting properties are up to scratch and to verify that we only have good quality tenants on our books. In the first couple of months I faced the challenge of evicting poor tenants inherited from badly organised agents who had only been interested in filling their properties, regardless of the quality of the tenant.

I have met lots of good people in the industry, although the attitude of some other letting agencies has highlighted the need for improvements across the board, which is what RentLocally provides. The need to offer efficient service to both landlords and tenants at a competitive price gives us the positive motivation we require to get things right for our clients first time, every time.
